_About Lyntcube

We are ending the era of human glue in property management.

Property teams everywhere run their buildings across a dozen systems, a phone that never stops and an inbox that never empties. Lyntcube builds the digital workforce that does the work in between, so people can do the work that needs them.

_The problem

Different countries, different laws. The same crisis.

More buildings, more rules and more requests, handled by teams that are not growing. Everywhere we look, property management is running out of people before it runs out of work.

Germany DE
62% of property administrators say they are overloaded.

57% want to give up their most labour-intensive properties, and more than half of the firms that hired in 2025 could not fill every open position. Revenue is growing; capacity is not.

Awaab’s Law has applied since October 2025, and the Renters’ Rights Act took effect in May 2026. More rules and tighter clocks, handled by the same teams.

1:1 one e-invoice inbox for every housing community.

Mandatory KSeF e-invoicing gives each community its own account, so a firm managing 150 communities now runs 150 inboxes, while a licence for managers is set to return.

_Why software has not fixed it

Software stores information. It does not do the work.

Property teams already invest heavily in software: German administrators alone put more than 8% of revenue into IT. Yet the systems of record, from DOMUS and Haufe to Yardi and AppFolio, were built to hold data, not to move a case from start to finish. Many have no public API at all.

So the real work happens between systems, by hand: the same address typed into three to five tools, a tenant call at 21:15 that waits until morning, five to seven phone calls to get one contractor booked.

What has been tried
Replace the core systemMonths of migration and retraining, and the work between systems is still there afterwards.
Classic RPA botsScripts that break the moment a screen or a field changes, and need a specialist to fix.
Chatbots and AI receptionistsThey take the request, then hand it back to a person. The case is not finished.
_Why we built Lyntcube

“Manufacturing discovered robotics. Logistics discovered orchestration. Property management has kept running on human glue: dedicated people working longer hours to make up for systems that were never built to coordinate.”

We did not set out to build another property management tool. We set out to build the colleague the industry has always needed, one that technology has only now made possible.

[01] Voice agents Answer tenant, owner and contractor calls day and night, ask the right questions, judge urgency and open the case. Front line, 24/7
[02] Workflow agents Run the back office: book contractors, sync records, match invoices, chase arrears, prepare reports and watch every deadline. Back office, end to end
[03] Computer-use agents Operate the software that has no API, on screen, the way a trained colleague would, with every click logged. Any software on a PC

Your systems stay the system of record. Nothing is migrated, nothing is replaced.

_What we believe

Four principles you can hold us to.

01 Work where the work is We run inside the systems you already use. No migration, no new platform for your team to learn.
02 People stay in charge Agents act within the approval limits you set. Exceptions and consequential decisions always come back to your team.
03 Every action on the record Each step is logged and inspectable, and anyone on your team can pause an agent or take a case over in one click.
04 Trust is measured, not promised We start small, measure from day one and process data in the EU. Your data is never used to train models.
_Our mission

No property team should have to turn away a building because there are not enough hands.

Portfolios should be able to grow without headcount growing in step. Tenants should get an answer at any hour. And the people who run buildings should spend their days on decisions, owners and residents, not on retyping, chasing and callbacks.

_Questions

Questions and answers.

What does Lyntcube do?

Lyntcube is a digital workforce for property teams: AI agents that answer calls and messages, coordinate repairs, keep systems in sync, prepare reports and track deadlines, inside the software you already run.

Do we need to replace our property management software?

No. Your existing systems stay the system of record. Lyntcube works on top of them, by API where a good one exists and on screen where it does not.

Which systems can Lyntcube work with?

Property management systems such as DOMUS, Haufe PowerHaus, Immoware24, AppFolio and Buildium, plus accounting, document, email and messaging tools. If a person can use it on a PC, an agent can too.

How do we stay in control?

You set approval limits per workflow. Every action is logged, and any agent can be paused or a case taken over with one click.

Where is our data processed?

In EU data centres, under a data processing agreement. Your data is never used to train models.

How fast can we go live?

Most teams start with two or three workflows and are live within two to four weeks, measured from day one.

Measure it on your own buildings. Start with two or three workflows. If we cannot show measurable time saved, you pay nothing.
